Home Information Packs have been introduced in an aim to improve the home buying and selling process and as part of a wider action to cut carbon emissions from homes.

A Home Information Pack is a set of documents that provides important information about a property for example energy efficiency, boundary ownership and planning permissions. It is a compulsory document, so this means that every person wishing to sell a property, must have arranged for a Home Information Pack before putting the property on the market.

The packs include key documents that are usually required when homes are bought or sold. The difference is, these documents are obtained at the start of the home buying and selling process. The goal of this is to deliver an easier, quicker, more transparent and efficient process.

There are required documents that must be included in the pack:

  • Index – this lists the contents of the pack
  • Energy Performance Certificate
  • Sales statement – this provides a summary of the terms of sale
  • Evidence of tile & plan
  • Local authority searches (carried out by a personal search company)
  • Drainage and water enquiry (CON29DW)

  • Where appropriate, commonhold information
  • Where appropriate, leasehold information

 

and there are optional documents that can be included in the pack:

Home Condition Report – this is a new form of survey
Any warranties or guarantees that you may have for the property, for example any building work
Any other legal information such as environmental, flood and ground stability (mining) searches.
