Do I need a HIP before I can market the property? What you need to do is start the process by ordering the HIP. You can order a HIP from us and we will provide you with the necessary document to enable you to start marketing the property straight away. You do not need the completed HIP, just proof that you are in the process of obtaining one. Do you need a HIP regardless of where you live? Currently, you only need a HIP if your property is in England or Wales. What if I’m selling my house privately, do I still need a HIP? If you intend to market the property, that can mean just putting a sign in your window, then yes you will need a HIP. If you are going to sell a property without marketing it, for example to a family member, then you do not need a HIP. My property is not registered, what happens now? We will need to provide proof in your HIP of property ownership. This is called an ‘Epitome of title’. This will be a collection of documents, such as title deeds. These can usually be obtained from your solicitor. Are there any add on fees afterwards? No. Once you have paid there is nothing more to pay. There are no hidden costs. Will I own the HIP? Yes. Most estate agents will provide HIPs as long as you use them as your only agent for selling the property. Therefore, if you wish to find a new agent you may need to get a new HIP. With deehips.com you own the HIP so you can move about agents as you wish. You are not tied to them. Why are your HIPs such a good price? We believe in a fair price for you. We are a family run company; we keep our costs down and pass on these savings to you. Our HIPs contain the same documents as any other HIP, so you are getting the same quality product but for a better price. Who carries out what in the HIP and how is it compiled? We have our own fully trained and accredited Energy Assessor – our Director. Our land searches are obtained from a company who is a member of the search code. We then take all this information and compile the HIP for you and in a format to suit you. How long does a HIP last for? Providing you are continually marketing the property and do not take it off the market, your HIP will last for as long as it takes for the property to be sold. If you take the property off the market and then put it back on again, you can use the same pack providing the remarketing starts within 1 year of it first being marketed. How long does it take for a HIP to be completed? HIPs are taking on average between only 8-10 days to prepare. We are continually looking at ways to even better this timescale. What is the main benefit of a HIP? HIPs aim to reduce the stress of buying and selling a home by providing key documents at the time a property is put on the market. Previously this information has not normally been made available until after an offer has been negotiated, often causing sales to be renegotiated or collapse altogether.
